Whether you are buying a home or planning to put your home on the market, a home inspection by a qualified professional can give you the peace of mind to feel confident about your purchase.

What gets inspected:

 

  • Structure: This includes foundation and framing and issues that may affect the longevity of these components, such as drainage and siting.
  • Roof: All aspects of the condition of the roof will be accessed, gutters, flashing, roof penetrations, roofing materials, drainage, etc…
  • Exterior: The report will include the assessment of, sidewalks, driveways, steps, siding, windows, doors, trim, porches, decks, and balconies.
  • Plumbing: This will include all water supply lines, vent and drain lines, water heaters, household fixtures, sump pumps.
  • Electrical: The report will address the condition of all electrical components from the utility service drop. This includes electrical panels and sub-panels, fuses, circuit breakers, outlets, switches, and built in appliances.
  • Interiors: The conditions of ceilings, walls, doors, windows, stairs, railings, and cabinets will be thoroughly assessed.
  • Insulation and ventilation: The report will cover the condition of the house’s current level of insulation and the effectiveness of its ventilation.
  • HVAC: All systems concerned with heating and cooling the structure will be thoroughly examined.

My Background

I have been working in the housing trades for the past 25 years and have a multilayered approach to any home inspection. The safety of the structure and all its systems are always my primary concerns. The functionality of the structure and systems will be also be addressed, along with future maintenance.

What to Expect

A typical inspection will take between 2-3 hours. The condition of the entire house and its systems will be addressed. Any questions that you have will be answered during the inspection process and I am available to answer any questions concerning the report after it has been reviewed by the client. The client will be provided with an email of the report within 24 hours or less.

What it will Cost

Houses up to 2000sq’ will cost $450 and additional $50 per 500sq’. Radon testing is available at an additional $150. Payment is due when the report has been generated.
